Board Approves Apartment Building Across from Ballston Common Mall

The Arlington County Board on Saturday unanimously approved plans to develop a six-story apartment building across the street from Ballston Common Mall.

The Crimson on Glebe will replace the existing Goodyear building and an adjacent single-family home at the corner of North Glebe and North Carlin Springs roads.

The building, at 650 N. Glebe Road, will be within walking distance to the Ballston Metro Station. The 139,000-square-foot structure will include 163 apartments and 2,200 square feet of ground-level retail space.

Like most major projects in the Rosslyn-Ballston corridor, the county was able to leverage significant contributions from the developer for its Affordable Housing Investment Fund ($480,000), public art ($75,000) and underground utilities ($42,000).

The developer, Herndon-based Crimson Partners, also will be required to construct a short extension of North Tazewell Street into the interior of the block, which will keep the building's loading dock and parking garage entrance off the busy roads surrounding it.

“This project continues the transformation of Glebe Road to a boulevard with a mix of retail, office and residential buildings that is a safer, more welcoming place for people to stroll, shop and dine,” Arlington County Board Chairwoman Mary Hynes said in a statement. “This vision, now well on its way, is far cry from the funnel for fast-moving cars that we’ve experienced through the commercial heart of Arlington for many years.” 

The Crimson on Glebe will feature 164 parking spaces plus three levels of underground parking, according to a county news release.

The KTGY Group in Vienna is the architect for this project.

Construction is slated to begin in January for a fall 2014 opening, according to Crimson Partners. Goodyear's lease expires in December.
