Arlington Townhome Market: High Demand & Low Inventory

With an incredibly short supply of homes on the market and a ton of eager buyers looking to take advantage of low interest rates, bidding wars are seemingly becoming the new normal.

No matter what the groundhog or weatherman says – spring has already sprung for the Arlington, Virginia real estate market!  With an incredibly short supply of homes on the market and a ton of eager buyers looking to take advantage of low interest rates, bidding wars are seemingly becoming the new normal.  What used to be a buyer’s market has officially swung into a seller’s market. 

This is particularly true in the market for metro-accessible townhomes here in Arlington.  Looking specifically at the 22201, 22203 and 22209 zip codes (as of today) there are only six active Arlington townhome listings compared with fourteen townhomes that are already under contract.  Seven of these fourteen homes went under contract in less than one week!

What makes these Arlington townhomes so attractive?  There’s a limited supply.  Check out this map showing the major cluster of metro-accessible townhomes in Arlington- http://www.c21redwood.com/arlington-va-real-estate/townhomes.  There are just a few neighborhoods surrounding each of the “Urban Villages” of Rosslyn, Courthouse, Clarendon and VA Square & Ballston following the Orange Line west out of DC heading towards Tysons. 

While the features of these townhomes, most of which were built from the early 1980’s and on, can vary immensely, they can largely be broken into three, garage-based categories.  A number of non-garage townhomes can be found in Arlington, particularly Ballston.  Many of these have condominium ownership and are priced from $600K and up. The newest townhomes in Arlington tend to have one or two-car rear-load garages in Courthouse Hill, Clarendon Park and the various Bromptons neighborhoods.  These homes can vary from the low $800K’s to over one million.  Two Rosslyn neighborhoods, Highgate and Palisades Park, feature more traditional front-load garage designs; one-car garages range from $800K and up, with two-car garages typically being in the million dollar plus range.

Whatever your preference, you can’t lose.  There is an Arlington townhome community for you!   But you’d better act quickly…townhomes are flying as soon as they hit the market, and we predict it’ll only get crazier as the spring market gets into its full swing.  You can follow the progress of the Arlington Townhome market by seeing all of the active listings on our website.
