Active Construction Rundown: Courthouse and Clarendon

Courthouse and Clarendon don't rival Rosslyn, but both urban landscapes are getting taller and denser by the day.

With , the hum of industry is echoing all across Arlington.

While contractors and construction workers in Courthouse and Clarendon are certainly outnumbered by their neighbors to the east, Rosslynites aren't the only ones getting things built. Just up the hill from the river, there is plenty of work to be done. With Clarendon Center now completed, and burger-enthusiasts happily chomping down beef patties and fries at BGR, it's on to the next mixed-use project, and the one after that, as Courthouse and Clarendon help fill in the development gaps between Ballston and Rosslyn.

Ever wanted to live in a church? Me neither. How 'bout right next to a church? Maybe. Well Clarendon Views is offering that possibility at a discount rate. The mixed-use project headed by developer Buzzoto will bring a large chunk of affordable housing units to Clarendon--a place not well known for subsidized apartments.

Designed by Arlington-based MFTA Architecture, the development has been repeatedly delayed by lawsuits, but has made tremendous progress in the new year. The development team hopes to deliver this project before the end of the calendar year.

Upon completion, Clarendon Views will offer 46 market-rate and 70 affordable apartments, all just an easy one-block walk from the Clarendon Metro station. The project will preserve and restore the church facade and 107-foot steeple, and also include a new and improved day care center, educational facilities and community meeting rooms.

Garfield Park - at the SW corner of N. 10th Street and Washington Boulevard

While construction workers at Clarendon Views are busy working above grade, builders at Garfield Park are pushing around dirt and laying steel foundation pillars beneath the surface of the earth.

But although contractors currently stand in a giant hole, developer Ironwood Realty has bigger dreams - dreams that will rise five stories, and hopefully come true in late 2012.

Designed by Wisnewski Blair & Associates, the mixed-use development will include 141 "luxury" residential units, 8 live/work units, 20,757 square feet of office space, and 4,085 square feet of ground-floor retail. Also included in the plans are 295 parking spaces, mostly below grade.

2201 N. Pershing Drive - Lyon Park

This urban infill development, replacing what was a derelict shopping strip, was originally envisaged by Abbey Road Property Group. But with the economic downtown and a lack of proper financing, the development plans languished in real estate limbo. However, last year, Equity Residential purchased the development rights and quickly moved forward with construction of the mixed-use project.

Fans of the delicious Greek spread of Astor Mediterranean or the good and greasy Chinese fare of Eastern Carryout might want to claim their stakes in the development set for across the street. The mixed-use project will deliver 188 rental apartments and 33,495 square feet of retail space that will no doubt usher in competition for Astor and Eastern.
